Rising Tide Closes Seed Round for Property Management AI

Rising Tide has closed an undisclosed Seed round led by Left Lane Capital. The Chicago company is building a federation of independent residential property-management firms that share technology, operating infrastructure, capital, and institutional relationships while retaining their local names and teams.

The financing matters because Rising Tide is placing a bet on the part of consolidation that rarely fits cleanly in a spreadsheet. A local property manager's commercial value sits partly in contracts and rent rolls, but it also sits in judgment, reputation, and relationships with owners, tenants, employees, and vendors. Rising Tide wants to centralize the repeatable work without writing off the local trust that made the firm worth acquiring or backing.

Rising Tide announced the Seed round on September 22, 2026. Left Lane incubated the company alongside founder and CEO Blake Mohseni and led the financing. The amount, valuation, security, participating investors, prior funding, and total funding were not disclosed.

Rising Tide describes its structure as a federation rather than a conventional roll-up. The company says the program is free, currently live with three firms, and limited to small cohorts of 3 to 5 operators. Participants keep using what is built, while Rising Tide retains ownership of its tools.
